Closing costs are separate from your down payment

Your down payment becomes equity. Closing costs pay for the loan and transaction, while prepaids and escrow deposits fund items such as insurance and future property taxes. Discount points are an optional rate-pricing choice, not the same as an origination fee.

Cash still due at closing equals down payment plus costs and prepaids, minus your earnest-money deposit and eligible credits. A seller credit cannot simply replace the required down payment. Confirm actual amounts and program limits on your Loan Estimate and Closing Disclosure.
