How it works
Talk it through
We start with a free call to understand your goals, your income, and a realistic price range — no pressure and no credit pull required to begin.
Get pre-approved
Once you send a few documents, we issue a pre-approval letter so you can shop and make offers with confidence.
Find your loan
We compare programs and lenders side by side, then walk you through the rate, the monthly payment, and every fee before you commit.
Close and get your keys
We coordinate the appraisal, underwriting, and signing, keeping you updated the whole way until you close.
Low down payment paths
Conventional loans start at 3% down and FHA at 3.5% — we'll find the lowest realistic figure for your situation.
Real lender shopping
As an independent broker we compare multiple wholesale lenders instead of pushing one bank's menu.
No-surprise paperwork
We review every disclosure with you so there's nothing unexpected at the closing table.
Bilingual, start to finish
English or Spanish, you work directly with Miguel — not a call center that rotates you between agents.

Common questions
How much do I need for a down payment?
It depends on the program. Conventional loans can start at 3% down and FHA loans at 3.5%, while VA loans may allow $0 down for eligible veterans. We'll run your numbers and show you the lowest realistic option.
What credit score do I need to buy a home?
Many buyers qualify with scores in the low-to-mid 600s, and some programs go lower. If your score needs work, we'll give you a clear plan to get there rather than just turning you away.
How long does pre-approval take?
Once we have your basic documents — income, assets, and ID — most pre-approval letters are ready within 24 to 48 hours.
Can you help me if I'm buying my first home?
Absolutely. First-time buyers are a big part of who we serve. We slow down, explain each step, and never make you feel rushed.
What property types can I use this loan for?
Most property types work — single-family homes, condominiums, townhomes, and 2–4 unit buildings where you live in one unit. The exact rules depend on the loan: condos sometimes have to be on an approved list, and manufactured homes carry extra conditions. Tell us the address and we'll confirm what each program will approve before you write an offer.
Besides the down payment, what other cash will I need?
Plan for closing costs — usually a few percent of the price for things like the appraisal, title, and lender fees — plus a small earnest-money deposit once your offer is accepted. In many cases the seller can chip in toward closing costs, and there are assistance programs for buyers who qualify. We give you a real all-in number early instead of a vague guess.
Can I qualify using a co-borrower or a relative's income?
Often, yes. Adding a co-borrower — a spouse, a parent, or another relative who'll be on the loan — can strengthen your application by combining income. We look at everyone's numbers together and tell you honestly whether it helps your case.
