Lower your FHA payment without starting over.
If your current loan is already FHA-insured and rates have come down since you closed, the FHA Streamline was built for exactly this. Most of the time there's no appraisal, no income documents, and no new tax returns — just a lower rate and a smaller payment. We check whether it clears the FHA's net-benefit rule before you spend a dollar, in English or Spanish.

Who this is for
- Homeowners whose current loan is already FHA-insured
- Owners who've made their last several payments on time
- People who want a lower payment without a full appraisal or income review
- Anyone who closed when rates were higher and wants to see if switching is worth it
How it works
Confirm it's an FHA loan
We check your current mortgage first. The Streamline only works if the loan you have now is FHA-insured — we'll know within minutes.
Check the net benefit
The FHA only allows a Streamline if it clearly helps you — usually a real drop in your payment. We run that test up front so you're not chasing a refinance that won't qualify.
Skip the heavy paperwork
Because most Streamlines need no appraisal and no income docs, you send far less than a normal refinance. We handle the file with your lender.
Lock and close
Once the numbers check out, we lock your rate, coordinate the closing, and get your new lower payment started.
A lower monthly payment
The whole point of a Streamline is trading a higher rate for a lower one — and keeping more in your budget each month.
Far less paperwork
Most Streamlines skip the appraisal, the income documents, and the tax returns a normal refinance asks for.
A faster closing
With less to verify, a Streamline often moves from start to signing quicker than a standard refinance.
A possible MIP refund
If you're still early in your current FHA loan, part of your original upfront mortgage insurance can be credited toward the new one.

Common questions
Do I need an FHA loan already to use a Streamline?
Yes — that's the one rule you can't get around. The Streamline refinances an existing FHA loan into a new FHA loan. If your current mortgage is conventional, VA, or something else, we'd look at a regular refinance instead.
Will I need an appraisal?
Usually not. Most FHA Streamlines are done without an appraisal, which means your home's current value doesn't hold up the process. There are exceptions, and we'll tell you up front if yours needs one.
Do you check my income and job?
On most Streamlines, no income or employment verification is required. Your credit still affects the rate, but the streamlined process skips the income paperwork a standard refinance would ask for.
What's the catch with mortgage insurance?
A Streamline is still an FHA loan, so it carries FHA mortgage insurance — a new upfront premium and a monthly one. The upside: if you're early in your current loan, part of your old upfront premium can be refunded and applied to the new one. We'll show you the net cost.
How long do I have to have my current FHA loan?
The FHA wants a short seasoning period — generally several months of on-time payments before you can Streamline. Tell us when you closed and we'll confirm the exact timing for your loan.
Can I get cash out with a Streamline?
No — the Streamline is a rate-and-payment refinance only. If pulling equity out is your goal, that's a cash-out refinance, which is a different program with an appraisal and full documentation. We can compare both.
