Refinance your rental on the rent it earns — not your paystubs.

A DSCR refinance qualifies a 1–4 unit rental on the property's own cash flow, so your tax returns and W-2s stay out of it. Lower the rate on a rental you own, or pull cash out to fund the down payment on the next door. It pairs with our DSCR purchase loans — we handle both, in English or Spanish.

Who this is for

How it works

  1. Tell us about the rental

Share the address, the current value or balance, and the rent it brings in. No personal income documents needed for a first read.

  2. Check the coverage ratio

We compare the rent against the new payment — that ratio is what the lender underwrites. We tell you upfront whether it clears and how much cash you could pull.

  3. Compare investor lenders

DSCR refinance pricing swings a lot between lenders. We line up several so you see the rate, the reserves, and the cash-out limit each allows.

  4. Close and reinvest

We coordinate the appraisal and underwriting. If you're cashing out, the funds free up for the next purchase — often another DSCR loan.

No personal income docs

The property's rent carries the loan, so there's no DTI from your tax returns to clear.

Cash out to scale

Pull equity from one rental and turn it into the down payment on your next one.

Keep it in the LLC

Most DSCR refinances let you hold title in an LLC, so your portfolio stays structured the way you like.

Several lenders compared

As an independent broker we shop multiple DSCR lenders instead of one bank's pricing.

Common questions

How is a DSCR refinance different from the DSCR purchase loan?

Same idea, different moment. Our DSCR purchase loan helps you buy a rental on its projected rent; the DSCR refinance replaces the loan on a rental you already own — to lower the rate or pull cash out. Many investors use one after the other as they grow.

Can I take cash out with a DSCR refinance?

Yes, and it's one of the main reasons investors use it. Most lenders let you borrow up to about 75–80% of the property's value, leaving a cushion. The cash often becomes the down payment on the next rental.

What's a coverage ratio and how much do I need?

It's the property's rent divided by its total monthly payment. A ratio of 1.0 means the rent exactly covers the payment; many lenders want 1.0 to 1.25, and some allow lower with a bigger down payment or reserves. We calculate yours before we shop.

Does my personal credit still matter?

Yes. Even though qualifying rests on the property's income, your credit score still shapes your rate and the cash-out limit. We'll review where you stand first.

Can I refinance a rental held in an LLC?

Usually, yes. Most DSCR programs allow you to keep title in an LLC — a big reason investors prefer them over conventional financing. We confirm the details with the lender before you commit.

What if my building has 5 or more units?

Then it's commercial territory, not a 1–4 unit DSCR. We handle those through our apartment and multifamily refinance instead, which underwrites the whole building's net income. Tell us the unit count and we'll point you to the right program.

Is a DSCR refinance a non-QM loan?

Yes — like DSCR purchase loans, a DSCR refinance is a non-QM program: the property's rent does the qualifying, not your personal tax returns. Non-QM means a different documentation rulebook than Fannie Mae and Freddie Mac, not a lighter review — credit, reserves, and the property's income are all still verified.
